for and in consideration of the sum of Two hundred 39 / 100 Donans , to be paid and secured to be paid by W. E . Koonsman as follows : one hundred and 40 / 100 Dollars to me in hand paid and one promissory vendors lien note for one hundred and eighty five dollars of even date with this deed herewith executed and drawing interest at the rate of ten percent from date until paid and one the first day of November A. D . 1897 . have GRANTED , SOLD and CONVEYED , and by these presents do GRANT , SELL and CONVEY , unto the said W E Koonsman of the County of Erath and State of Texas all that certain tract or parcel of land situated in Erath County Texas , and more particularly described as follows ; a part of the William Warren original 640 acre survey , Beginning in the west line of the original survey 190 varas from the orignial N. W . corner . Thence N 86 with a ditch 138 varas . Thence N 77 ° E. with said ditch 516 varas to the center of the Creek , Thence down the creek with its meanderings to a point 152 varas S 55 ° E. of the last corner , thence S 6 ° W. 746 varas to the S. W . corner in in the west line of the original survey , Thence N 30 ° W. 333 varas to the beginning containing 30 14 acres of land To Have AND TO HOLD . the above described premises , together with all and singular the rights and appurtenances thereto in anywise belonging , unto the said W C Roonsman his heirs and assigns forever . And I do hereby bind myself my heirs , executors and administrators , to WAKKANY AND FOREVERY Defend , all and singular , the said premises unto the said W E Roonsman his heirs and assigns , against every person whomsoever lawfully claiming or to claim the same , of any part thereof . But it is expressly agreed and stipulated that the Vendor ' s Lien is retained against the above described property , premises and improvements , until the above described note , and all interest thereon , are fully paid , according to face and tenor , elect and reading , when this deed shall become alachts .
