88 60 Warranty deed WITH Vendor ' s Lien - Sinale Ack - The State of Texas . Know all Men by these Presents . County of Erath #¬ That I , A. A. Chapman in the State aforesaid , for and in consideration of the sum of of the County of Erath Three hundred $ 300 0 0 Dollars , told paid and secured to be paid by as follows : Five dollars Cash in hand paid D. F. Simmons the receipt of which is hereby acknowledged and one promissory note of even date herewith for the sum of $ 295 0 0 with 10 % interest from date , executed by D. J . Summons and payable to the order of A. A . Chapman in installments of $ 5 0 0 each , the first payment to be made on the 1st day of Nov . 1893 , and 5s on the first of each and every month thereafter until all are paid have GRANTED , SOLD and 1 Conveyed , and by these presents do GRANT SELL and CONVEY , unto the said of the County of Erach D. F. Summons and State of Texas all that certain tract or parcel of land situated in South eastern portion of the town of Dublin Erath County Texas the same being Known as the N. W . ¼ of Lot No . 5 in Block No one C. in A H Dolkins 2nd addition to said town of Dublin and bounded as follows : Beginning at a stake at the new con , of said Block 1 for N. W . cor of this , Thence S 71 ° E. with S. line of Mertle street 32 ¼ vrs . a stake for N. E . cor . of this Thence S 19 ° W. 481 vrs . the S. E. Cor . of this Thence N 9 ° W. 32 / 6 vrs . the S. W. Cor . of this . Thence N 19 ' E. 483 / 8 vrs . to beginning containing 2989 ½ sqr vrs of land TO Have and to Hold , the above described premises , together with all and singular , the rights and appurtenances thereto in anywise belonging , unto the said S F. Summons his heirs and assigns forever . And I do hereby bind myself my _ _ heirs , executors and administrators , to WARRANT AND FOREVER DEFEND , all and singular , the said premises unto the said J.
