In 1893, H. A. Smith and wife Alice Smith of [?Erath?] County, Texas, sold to E. C. McQueen one third of Lot No. One in Block No. thirteen of the Keith Addition to the town of Dublin, Erath County, for Six Hundred ($600.00) Dollars, with $200 paid in hand and the balance in two promissory notes of $200 each due in one and two years with 10% interest, a Vendor's Lien retained.

In 1896, the Higginbotham Bros firm (composed of R. W. Higginbotham, B. S. Higginbotham and J. M. Higginbotham) of Erath County sold to John W. Minter three (3) acres, part of the John Blair survey in the College Heights Addition, being part of Block No. Four (4) in the town of Stephenville, Erath County, for One Hundred and Twenty Five ($125.00) Dollars secured by one promissory note, with a Vendor's Lien retained.

The State of Texas. County of Erath. Know all Men by these Presents: That We H. A. Smith and wife Alice Smith of the County of Erath and in the State of Texas, in consideration of the sum of Six Hundred ($600.00) Dollars, to us paid and secured to be paid by E. C. McQueen as follows: Two Hundred ($200.00) dollars to us in hand paid the receipt of which is hereby acknowledged and the balance secured by two promissory notes of even date with this deed for the sum of ($200.00) each executed by E. C. McQueen and payable to the order of H. A. Smith one and two years after date with 10% interest from date until paid. have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said E. C. McQueen of the County of Erath and State of Texas all that certain lot or parcel of land situated in the town of Dublin Erath County Texas the same being one third of lot No. One in Block No. thirteen of the Keith addition to said town of Dublin out of the center of said lot and more fully described as follows, Beginning N 74 West 76' 4" feet from the N.E. cor of said lot No 1 in Block No 13 for N. E. cor of this, thence N. 74° W. about 76' 4" feet to the West cross fence the N.W. cor of this, Thence S 16° W through center of well 100 feet to S boundary line of said Lot No 1 for S.W. cor of this, thence S 74° E 76' 4" feet to East cross fence, the S.E. Corner Thence N 16° E through center of Well to the beginning. This lot is bounded on the East by a lot this day sold to W. C. Crews and on the West by a lot this day sold by us to R. H. Andrus. To Have and to Hold, the above described premises... unto the said E. C. McQueen his heirs and assigns forever. And We do hereby bind ourselves our heirs, executors and administrators, to WARRANT AND FOREVER DEFEND, all and singular, the said premises unto the said E. C. McQueen his heirs and assigns... And the said Alice Smith wife of the said H. A. Smith having been privily and apart from her husband, and having the same by me fully explained to her, she, the said Alice Smith acknowledged such instrument to be her act and deed, and she declared she had willingly signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it. Higginbotham of the County of Erath in the State aforesaid, for and in consideration of the sum of One Hundred and Twenty Five ($125.00) Dollars, to us paid and secured to be paid by John W. Minter the receipt of which is hereby acknowledged and the further consideration of said John W. Minter's one certain promissory note for one Hundred and Twenty Five ($125.00) dollars, due and payable on or before December 1st 1896 with interest at the rate of ten per cent on said note from date until paid. To secure the payment of said note a Vendor's lien is hereby retained on the herein after described land and premises have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said John W. Minter of the County of Erath and State of Texas, all that certain tract or parcel of land situated in Stephenville Erath county Texas, a part of the John Blair survey in the town of Stephenville Erath County Texas and being part of Block No. 4 in the College Heights addition to said town of Stephenville and described by metes and bounds as follows to wit: Beginning at the N.W. corner of said Block No Four (4), for the N.W. corner of this. Thence S 60° E 217 6/10 feet to N.W. corner of this in West line of said Block No Four (4), Thence N 60° E 600 feet to the S.E. corner of this, Thence N 30° W 217 6/10 to the N.E. corner of this in North line of said Block No. Four (4). Thence S 60° W 600 feet to place of beginning and intersection of South line of Frey Street and East line of Ollie Avenue, Containing three (3) acres.
