690—WARRANTY DEED with Vendor's Lien—Single Ack.—Class 5.* Sold by GAST, St. Louis, Mo. The State of Texas, County of Erath. Know all Men by these Presents: That we James A. Rofs and J. A. Ross his wife of the County of Erath and in the State of Texas in consideration of the sum of Four Hundred and fifty Dollars, to paid and secured to be paid by Josiah N. Ross and Laura M. Ross as follows: One Hundred and fifty dollars cash in hand paid the receipt of which is hereby acknowledged and the balance secured by one promissory note of even date with these presents for the sum of Three Hundred dollars executed by Josiah N. Ross and payable to the order of James A. Ross fifteen days after date with interest at the rate of 10 % per annum from maturity until paid have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said Josiah N. Ross and Laura M. Ross of the County of Erath and State of Texas, all that certain lot of land the same being the South half of Lot No. five in Block No. three (3) of the R. A. Ross addition to the town of Dublin Erath County Texas, and described by metes and bounds as follows to wit: Beginning at the South E corner of said lot No. 5 in Block No 3 of said Ross addition to said town of Dublin for the S. E. Corner of this Thence N. 16° E. 37½ vrs the N. E. Corner of this Thence N 74° W 65½ vrs the N. W. corner of this, Thence S. 16° W 37½ vrs to South West corner of said Lot No 5 in Block No 3 for S. W. corner of this. Thence S 24° E 65½ vrs to the beginning. To Have and to Hold, the above described premises, together with all and singular, the rights and appurtenances thereto in anywise belonging, unto the said Josiah N. Ross and Laura M. Ross and their heirs and assigns forever. And we do hereby bind ourselves our heirs, executors and administrators, to WARRANT AND FOREVER DEFEND, all and singular, the said premises unto the said Josiah N Ross and Laura M Ross and their heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof. But it is expressly agreed and stipulated that the Vendor's Lien is retained against the above described property, premises and improvements, until the above described note, and all interest thereon, are fully paid, according to face and tenor, effect and reading, when this deed shall become absolute. 690—WARRANTY DEED with Vendor's Lien—Single Ack.—Class 5.* Sold by GAST, St. Louis, Mo. The State of New York, County of New York. Know all Men by these Presents: That I Cary L. Bean a feme Sole of the County of New York in the State New York for and in consideration of the sum of Nine Hundred Dollars, to paid and secured to be paid by J. B. and L. L. Hancock as follows: Two Hundred and twenty five dollars in hand paid the receipt of which is hereby acknowledged and three notes each Two Hundred and twenty five dollars payable on or before December 10th in the years 1896 1897 and 1898 executed by said J. B. and L. L. Hancock in favor of said Cary L Bean bearing even date with this deed and bearing interest at Ten per cent per annum from Dec. 10, 1895 payable annually have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said J. B. and L. L. Hancock of the County of Erath and State of Texas, all that certain piece, parcel or tract of land situate, lying and being in Erath County in the State of Texas and more particularly described as follows to wit: Block number one (1) of the Stephen Churchill survey, the field notes of which as per survey and subdivision made Aug. 14, 1883 by Eli Oxford County surveyor of Erath County being as follows: Beginning at the N. W. corner of the original survey for the N. W. corner of Land hereby conveyed; Thence South 150 varas to N. W. corner of E Hancock 200 acre tract. Thence East 1677 varas to N. E. corner of J. B. Hancock 100 acre tract a spanish oak marked X bears South 4 varas: Thence North 150 varas past N. W. corner of Block No 3 and S. W. corner of Block No 2 at 850 varas a corner on north line of original survey Thence west to the place of beginning, containing Three Hundred acres more or less. To Have and to Hold, the above described premises, together with all and singular, the rights and appurtenances thereto in anywise belonging, unto the said J. B. and L. L.
