The State of Texas. County of Erath. Know all Men by these Presents: That I, A. A. Chapman of the County of Erath in the State aforesaid, for and in consideration of the sum of Three hundred $300.00 Dollars to us paid and secured to be paid by D. F. Simmons as follows: Five dollars cash in hand paid the receipt of which is hereby acknowledged and one promissory note of even date herewith for the sum of $295 with 10% interest from date, executed by D. F. Simmons and payable to the order of A. A. Chapman in installments of $5.00 each, the first payment to be made on the 1st day of Nov. 1893, and $5.00 on the first of each and every month thereafter until all are paid, have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said D. F. Simmons of the County of Erath and State of Texas, all that certain tract or parcel of land situated in southeastern portion of the town of Dublin Erath County Texas the same being known as the NW 1/4 of Lot No. 5 in Block No. one in A. Dobkins 2nd Addition to said town of Dublin and bounded as follows: Beginning at a stake at the N.W. cor. of said Block 1 for N.W. cor. of this. Thence S 71° E with S line of [?Milk?] street 33 2/5 vrs. a stake for N.E. cor. of this. Thence S 19° W 48 3/4 vrs. the S.E. cor. of this. Thence N 71° W 33 2/5 vrs. the S.W. cor. of this. Thence N 19° E 48 3/4 vrs. to beginning containing 27 89/100 sqr vrs of land. To Have and to Hold ... unto the said D. F. Simmons his heirs and assigns forever. And I do hereby bind myself my heirs, executors and administrators, to WARRANT AND FOREVER DEFEND all and singular, the said premises unto the said D. F. Simmons his heirs and assigns... Koonsman as follows: One hundred and 49/100 Dollars to me in hand paid and one promissory Vendors Lien note for one hundred and eighty five dollars of even date with deed herewith executed and drawing interest at the rate of ten per cent from date until paid and due the first day of November A.D. 1897, have GRANTED, SOLD and CONVEYED, and by these presents do GRANT, SELL and CONVEY, unto the said W. E. Koonsman of the County of Erath and State of Texas, all that certain tract or parcel of land situated in Erath County Texas, and more particularly described as follows: a part of the William Warren original 640 acre survey. Beginning in the west line of the original survey 190 varas from the original N.W. corner. Thence with said ditch 138 varas. Thence N 77° E with said ditch 576 varas to the center of the Creek. Thence down the creek with its meanderings to a point 152 varas S 05° E of the last corner. Thence S 60° W 746 varas to the S.W. corner in the west line of the original survey. Thence N 30° W 333 varas to the beginning containing 30 1/4 acres of land. To Have and to Hold ... unto the said W. E. Koonsman his heirs and assigns forever.
